Buying

 When purchasing a home, you are faced with a multitude of decisions! Here is a general overview of things to consider:

Budget:


Your first step should be figuring out what your home buying budget is. Working with a mortgage broker to determine your pre-approval status is key to avoiding disappointment!


Dream Home List: 

Next you need to determine what you want in your new home. There are the obvious questions to consider like location, number of bedrooms - but here's a few other things to think about... Would you live on a busy road? Do you have any capacity for renovations? Is there a certain school catchment area that you'd like to live in? Every purchaser has different expectations and requirements and we always recommend that you pull out the paper and pen and put together a hard copy list of your wants and needs!


Choosing a REALTOR®: 

Once you have an initial idea of budget and home requirements - it's time to find a REALTOR®! There is no cost to you to use an agent when purchasing a home, but it is still best to do your research, meet with a few different agents, and find the best fit for your family! Now that you've completed the first few steps and have chosen us as your REALTORS®, whats next? 

The Search:

We will set you up on a customized search, based on the criteria that we have agreed upon. This search will email you any new listings that match your criteria and from there we can set up private showings for any homes that interest you. 


Negotiations:

Once you've found a home that you like, we will start negotiations by putting in an offer. After we have an accepted offer, our team will help you navigate the due diligence portion of a home purchase. This may include: home inspections, ensuring your financing is in place, as well as reviewing and approving documents related to the home. 


Completion:

You will finish the transaction by finalizing any details with your mortgage broker and signing off on the transaction with your Lawyer or Notary.
